It is normally considered that if you take on a six month lease that this is adequate time to research the area for yourself while actually living there as all areas have very good points and goods points as normally that`s what attracts you to that area..but you must always remember not all the point will be good and their be grey areas that you will only see by being there and seeing it with your own eyes for yourself, think of it as a test run to the real thing and sort of try before you buy. Doing this will also take the tooing and throwing backward and forward between the uk or wherever back to spain and take the pressure off you and avoid panic buying, which in our past experience of dealing with Property and Business Sales in Spain for the last 14 years this has happened far to often and the buyers in question have learned a very upsetting and expensive lesson. People who have done this in general place there children in the School of there choice and is normally in the same location that they eventually buy in, so no change of Schools. Also if you work and find Employment this also is not affected either. When you do find a Villa or Apartment you would like to Buy you must make the point of engaging a fluent perfect English specking layer or solicitor so that you fully understand the facts of the purchase and every conversation you have with your layer or solicitor. It is also recommended that any Villa or Apartment or Property you are intent on buying for cash or mortgage is surveyed buy an independent surveyor that you engage yourself..Also you must ask your solicitor to carry out all checks on the property against outstanding debts plus the land or property is not built illegally or on Land that did not belong to the Builders and will be re claimed and all Propertys on this Land will be demolished as past cases over the years have shown. If you are intent on Buying a business one very good tip is to visit the Business at different times of day in opening times and watch the trade in and out of the place and the advise have an accountant look at the books `accounts` but do also keep in mind that a lot of Business generate and deal in cash such as Bars and Cafe bars etc.

 

 

We advise all people Selling their Property in Spain, or anywhere else. To limit any personal information given to any potential Buyer until they have established the identity of the Buyer is true i.e. phone numbers including a land line and not just a mobile phone. As well as a live email address etc. When carrying out viewing`s on your Property its is always advised that you yourself are accompanied by one of your family or a friend. It is also advised that all valuables are out of view and the potential Buyers are keep`d together and you accompany them room by room.
